Points 8 and 10 are called out at the end as most significant, and I agree with the author based on my ownership experience.
For what it's worth, I feel bmw purposely designed the f30 to be excellent at commuting, and they turned up the sport on f80.
A great approach would be getting a new X1 or some other commuter and then adding on a 2 seater of some sort
