Oil leak already?

About a week ago I noticed a couple of diluted oil drips on my garage floor. I thought it may have been some left over from my X3 and did not give it much more thought.

When I backed out of my garage this evening, I noticed a pretty big oil spot on the floor. It was very dirty and diluted. I figured it must have pooled somewhere on the X1 chassis or engine and then ran out all at once. I drove for about 5 hours on Saturday and the car sat all day Sunday.

Anyway, when I opened the hood, this is what I found. Is it possible that the oil filter or housing is leaking? It seemed to be snug, but it didn't force it either way. The oil was changed at 11,000 and the car has 18,500 now. I didn't notice any drips on the garage floor it until a week ago. The car still has plenty of warranty left, but I am still concerned. The oil is obviously coming somewhere from the top of the motor, but I am having trouble tracing it. BTW, It's a 35i.

I am calling the dealership this week to schedule an appointment, but I would really appreciate any input. BTW, the second and third pictures are of the same spot. I posted a close up and a far off shot for perspective.

It's a known issue on N54 and N55 motors, Oil Filter housing gasket needs to be replaced.
I haven't had an issue with mine, but have been watching for issues....
Your dealer should know the routine...

Wow. I had the same issue with my X3, but not until 120,000 miles. My X1 only has 18,500 miles. That's ridiculous. My friend's N54 never had the issue.
I was hoping for a filter O-ring or something. Anyway, I'll post any updates.

This is an easy one, why worry? It's obviously the oil filter, not a failed engine.

They're going to take the oil filter out, put a new o-ring on the housing, and re-install it. Warranty, and 10 minutes of their time.

We're not sure how the last oil change was done. I suspect there was a spillage during the remival of the oil filter or it's not installed properly. I'd say clean it good and observe afterwards. That's probably what the shop would do.

burnout8488, I am not really worried and it probably is a bad o-ring or filter housing gasket. It just happened so suddenly. I just wanted to get some other opinions.

d1saster, I agree. Like I said however, it happened so suddenly. If it was spillage, I probably would have noticed the oil on the housing. I looked under the hood about 100 times when I got the car. I kept checking to see if I actually bought a car with one my favorite motors.

mccannable, I don't have time to paper train another BMW.

I found a drop of oil on the floor last year (mine is a 2012 -2.8i) and went to the dealer. The housing was plastic, it was a recall on it, they replace it right away with a metal one.

I had a '12 Z435 (N54) and it required valve cover gasket and that oil filter gasket replaced at ~12k miles (not to mention low pressure fuel pump, all 6 injectors, hardtop adjustments, headlight aiming sensor fixes...)

Don't sweat it, it will be fine after the gasket replacement

I took the car to the BMW dealership on 5/27 to check for leaks and to have the oil changed. The service writer advised me that there was oil resting in various places on top of the belly pan. He stated, when that oil warmed up, it dripped onto the ground. He said there are no leaks.

Apparently just a sloppy tech. Whew.

Anyway, I believe the issue is resolved, but I will keep checking the ground for a while.
